Overview

Commercial Roofing — what, who, when & why

What it is

Commercial roofing covers everything above a business premises: large-span flat roofs in single-ply, EPDM rubber, torch-on high-performance felt or GRP fibreglass; pitched tiled and slated roofs on older commercial and institutional buildings; leadwork, flashings and parapet detailing; rainwater goods, outlets and gutter lining; and planned preventative maintenance so small defects never become closure-causing leaks.

Who it's for

Facilities managers, landlords and letting agents, property management companies, retail and hospitality operators, schools and community buildings, care providers, industrial units and small business owners who own or lease their premises across Wirral, Merseyside, Chester and North Wales.

When you need it

When water is entering a building and disrupting trade, when a schedule of condition or dilapidations report flags the roof, when a lease is being renewed or a building sold, when insurers ask for evidence of maintenance, or when an ageing felt roof has reached the point where annual patching costs more than replacement.

Why professional matters

On a commercial building, a roof failure is not just a repair bill — it is lost trading hours, damaged stock, ruined IT equipment and awkward conversations with tenants or insurers. Getting the specification, drainage falls and detailing right first time protects the building and the business inside it. Our work is TrustMark registered, covered by £5,000,000 public liability and £5,000,000 employers' liability insurance with Covéa Insurance plc, and re-roofs carry a 10-year HomePro insurance-backed guarantee that stands even if a contractor ceases trading.

The cost of waiting

What happens if you leave it

Damage escalation

  • A slow commercial leak rarely stays where it starts — water tracks along steel purlins and service runs, so the stain appears metres from the defect while the deck quietly deteriorates.
  • Wet insulation on a warm flat roof loses most of its thermal value, pushing heating costs up across a large footprint long before anyone notices a drip.
  • Standing water from blocked outlets or flattened falls adds significant load and accelerates membrane breakdown — the most common cause of sudden failure on older felt roofs.
  • Ponding, ingress and slipped coverings feed straight into dilapidations claims and lease disputes, and insurers will ask what maintenance was carried out.
  • Loose coverings, unsecured flashings and corroded rainwater goods above a car park, delivery yard or public footpath are a liability risk as well as a maintenance one.

Common mistakes

  • Patching the same roof every winter instead of paying for one properly specified overlay or replacement — three years of emergency call-outs often exceeds the cost of doing it once.
  • Accepting a lump-sum figure with no written breakdown of preparation, insulation, membrane, outlets, edge trims, access and disposal, then arguing about extras mid-project.
  • Using a contractor without documented public liability and employers' liability cover on an occupied commercial site — many landlords and insurers require evidence before work starts.
  • Ignoring drainage. New membrane laid over inadequate falls and undersized outlets will pond and fail regardless of how good the material is.
  • Scheduling noisy strip-out during trading hours when the same work could be phased around opening times, deliveries or term dates.
Our process

How we deliver the work

Step 1

Site survey

A free, no-obligation survey of the whole roof area: deck and membrane condition, insulation, falls and ponding, outlets and rainwater goods, upstands, parapets, flashings and any plant penetrations. Access requirements are assessed at the same visit.

Step 2

Written condition report

Photographs of every problem area with a plain-English explanation of what is failing and why, so you can present it internally, to a landlord, a tenant or an insurer without needing to translate roofing jargon.

Step 3

Fixed-price quote

An itemised written quote covering access and scaffold, strip-out and disposal, insulation, membrane or coverings, outlets, flashings and edge details, and VAT. Fixed price, not day rates, so budgets and purchase orders hold.

Step 4

Programme & access

A firm start date in writing, with works phased around opening hours, deliveries, term dates or shift patterns where required. Out-of-hours and weekend working is available when disruption has to be kept to zero.

Step 5

Installation

Carried out by our own directly employed team — no unvetted subcontractors on your site. Areas are opened in manageable sections and temporarily weathered rather than left exposed overnight.

Step 6

Sign-off, records & aftercare

Final joint inspection, photographic handover record for your building file, site left clean, and guarantee documentation issued. Planned maintenance visits can be scheduled from the same visit.

The detail

Materials, methods & specifications

Large-span flat roof replacement

Warehouse, retail and office flat roofs stripped or overlaid depending on deck condition and existing build-up. Single-ply, EPDM rubber and torch-on high-performance felt systems are specified according to span, foot traffic, plant access and detailing complexity, with insulation upgrades where the deck and existing height allow. Falls are corrected and outlets resized so the finished roof drains properly rather than ponding.

Commercial flat roof repairs

Splits, blisters, failed laps, perished upstands, defective outlets and damaged pipe penetrations repaired as a targeted fixed-price job where the wider roof still has serviceable life left. We will tell you honestly when a repair is the right answer and when it is money spent twice.

Industrial units, gutters and rainwater goods

Blocked, split and corroded valley and eaves gutters are one of the most common causes of internal water damage on industrial units. We clear, repair, line and replace commercial rainwater goods, downpipes and outlets, and can combine this with roof works while access is already in place.

Pitched commercial & institutional roofs

Schools, churches, community buildings, care homes and converted period premises often have large pitched slate or tile roofs. These are re-slated or re-tiled on new membrane and treated battens with renewed lead flashings, using the same detailing standards as our domestic re-roofing work.

Leadwork, parapets and abutments

Parapet gutters, box gutters, stepped flashings, chimney and plant abutments dressed in code 4 and code 5 lead. On commercial buildings these junctions — not the open field of the roof — are where most long-term leaks originate.

Planned preventative maintenance

Scheduled inspections with photographic reports, gutter clearance and minor defect repair, so you can budget roof spend annually instead of reacting to emergencies. This documentation also gives you evidence of maintenance for insurers, landlords and dilapidations negotiations.

Emergency response for businesses

Active leaks and storm damage on commercial premises are made safe first and repaired properly afterwards, with a written report and photographs suitable for an insurance claim. Call the office on 0800 043 1108 in hours or the mobile line 07727 254394.

Landlords, agents and portfolios

We work directly with landlords, letting agents and managing agents across multiple properties, reporting to whoever holds the budget and invoicing per property or per portfolio as required.

Frequently asked

Commercial Roofing — your questions answered

Do you work on commercial and industrial buildings as well as houses?+

Yes. Alongside domestic work we roof commercial and industrial premises across Wirral, Merseyside, Chester and North Wales — warehouses and industrial units, retail and hospitality premises, offices, schools and community buildings, care homes and rental portfolios.

How much does a commercial roof cost?+

Every job is quoted free, fixed-price and itemised in writing after a no-obligation survey — cost depends on area, access, existing build-up, insulation and drainage works, so call 0800 043 1108 or request a free quote for a firm figure.

Can you work outside our opening hours?+

Yes. Where noise, dust or access would disrupt trading, works are phased around opening hours, deliveries, shift patterns or term dates, including out-of-hours and weekend working where needed.

Are you insured to work on our premises?+

We hold £5,000,000 public liability and £5,000,000 employers' liability cover with Covéa Insurance plc, and certificates are provided on request for your contractor approval or tender documentation.

What guarantee comes with a commercial re-roof?+

Re-roofs carry a 10-year HomePro insurance-backed guarantee, which stays valid even if the installing company ceases trading — stronger protection than a standard workmanship warranty.

Do you provide written reports for insurers, landlords or surveyors?+

Yes. Every survey comes with photographs and a written condition report explaining what is failing and why, in plain English, which you can pass straight to an insurer, landlord, tenant or chartered surveyor.

Should we repair or replace our flat roof?+

It depends on the condition of the deck and insulation beneath the membrane. Where the substrate is sound and defects are localised, a targeted fixed-price repair is the right call. Where the build-up is saturated or laps are failing across the roof, replacement costs less over time than repeated patching — and we will tell you which situation you are in after the survey.

Can the cost be spread over time?+

Finance is available through our authorised partner iDeal 4 Finance on approved credit, and stage payments can be arranged on larger projects so payments align with progress on site.

How quickly can you attend a commercial leak?+

Genuine emergencies — active ingress, safety hazards or damage affecting trading — are prioritised for same or next working day attendance on the Wirral and Merseyside. Call 0800 043 1108, or the mobile line 07727 254394 outside office hours.

Which areas do you cover for commercial work?+

Wirral, Merseyside, Chester and North Wales, including Liverpool, Birkenhead, Heswall, Pensby, Irby, Meols, Moreton and Upton. Response is fastest on the Wirral.
